Project Benefits

Brynwood

The plan for The Residences at Brynwood offers many benefits to the community:

  • A much needed new residential option for active adults and empty nesters who want to downsize but remain in the region, close to family and friends
  • Generate more than $1.5 million in annual property tax revenue for
    Town and School District
  • $237,097 annually in new revenue for the Town of North Castle.
  • Over $1 million annually for Byram Hills School District
  • Estimated 14 or fewer school-age children
  • More than $1.4 million in one-time building and
recreation fees would be paid to the Town
  • Limited impact on Town services, most privately maintained
  • A commitment to work with the Town to address any remaining impacts
  • Save the existing golf course and preserve over +/- 140 acres of
    permanent open space
  • Create a substantial number of construction jobs and
    over 75 new permanent jobs
